The MLS network is a privately REALTOR® owned listing service that provide listings directly to the real estate community. Because over 29,000 brokers and agents in Massachusetts have access to this service, it is a highly effective way to market and sell your home.

Why Real Estate Agents are desirable

With so many agents seeing your listing and bring their buyers, you have a much greater chance to sell your home than with the standard For Sale By Owner (FSBO) newspaper advertisements. Other great benefits of letting a real estate agent bring their buyers are (1) these buyers are already motivated (not just "curious people"), (2) they are usually already pre-approved by lenders, (3) the agent has likely already educated them on the housing market and home prices and (3) having a person negotiating for the buyer is in many cases easier to deal with than to deal directly with a (sometimes) emotional or unreasonable buyer. 80% of all homes are sold by Real Estate Agents.

Pay commission only when an agent brings a buyer

Normally when you sell your house with a real estate office, you agree to a commission up front to cover the cost of your Listing Agent and the Buyer's Agent. The broker will list your property in the MLS (and other publications) to attract a buyer. Whether the buyer comes with another real estate agent or not, at the sale of the house, the full commission must be paid.

But wouldn't you just want to pay a commission only to the real estate agent that brought the buyer? That's what this flat fee service is about. You pay us to list the property in the MLS for a flat fee and it is only fair and reasonable that the agent bringing a buyer be paid a commission for their services.

Choosing the commission you will pay to the Buyer's Agent is up to you, but we think a reasonable commission is somewhere around 2.0% or more. That's saves you an additional 2% - 5% off the commission you might pay to list with a full service broker. Do the math, that adds up to thousands of savings! Again, the commission rate you pay a buyer's agent is your choice.
